Home Ownership - Frequently Asked Questions
Is there a waiting list?
We do not keep a waiting list as an applicant’s information changes over time.
If I’m not selected, can I re-apply?
Yes! We encourage it and we will help you understand what you can do to improve your application. You will file a new application. Attendance at only one information session is required.
What is considered good credit history?
We are looking for an applicant who does not have huge debt and who has a good record of paying bills in a timely manner.
What if I've declared bankruptcy?
If you have a bankruptcy, Habitat will expect you to have two years of good credit after the bankruptcy.
Do I need to be working?
You need to possess the reliable income needed from allowable sources, as you will be buying a house. Most people are working, and if so, you must be able to show steady work history and the income necessary to pay the mortgage you will acquire.
Do I have to live in Hampshire or Franklin Counties?
To apply for a Pioneer Valley Habitat for Humanity home, you must live or work in Hampshire or Franklin counties.
Does Habitat build houses form single person households?
Yes, Habitat selects each family based upon the eligibility requirements: income guidelines, willingness to partner, and compelling housing needs.
If I sell my Habitat house, can I make a profit?
Habitat homes have restrictions on the sale so Habitat can continue the house as affordable for the next family. Families accrue equity from the first mortgage payment because of the 0% interest that Habitat provides.
Can my children help build the house?
Unfortunately for safety reasons, children under 14 are not allowed on the building site. Each partner family must arrange for their own childcare while their “sweat equity” hours are earned.
